EPC (Energy Performance Certificate)
Energy Performance Certificates (EPCs) are needed whenever a property is built, sold or let. You must order an EPC for potential buyers and tenants before you market your property to sell or rent.
An EPC contains information about a property’s energy use and the typical energy costs involved and recommends the reader on how to reduce energy use and save money. An EPC gives a property an energy efficiency rating from A (most efficient) to G (least efficient) and is valid for 10 years and can be used on multiple tenancies.
In Scotland, you must display the EPC somewhere in the property, e.g. in the meter cupboard or next to the boiler.
Please note as of April 2018 an update to the legislation will mean that any new tenancy or renewed tenancy will need to have a minimum EPC rating of E. Failure to comply could result in a fine of up to £5000.

The accredited energy assessor will compile a report of which a copy is then sent out to the landlord and displayed on your advert.
